Our Process | PHI Remodeling

The first step in starting your project with PHI Remodeling is to either give us a call at 612-399-6744 or submit a request via our online form and receive a prompt return call. During this initial phone call, we'll discuss your goals for the project. We will also discuss your budget for the project. Then we'll set up an initial design meeting. If you have already worked with an architect or designer and have a professional design, we will request that you send over the plans so that we can make ourselves familiar with the project prior to our first design meeting.

The main goal of the initial design meeting is for PHI Remodeling to understand your vision for the project. The better we understand your desire for your home, the more effectively we can map out the necessary steps to accomplish it in a smooth fashion. The other main goal for this initial meeting is to help you set a realistic budget. Although we won't discuss any exact pricing at this time, we can work together to establish common expectations for the budget. After talking through the project with you, we will take pictures and measurements of the space. We will use these to assist in creating concept drawings.

After we have completed the design meeting and have all the necessary measurements that we need, we will begin with some concept drawings. These are meant to help you visualize your new space as well as give several different layout options if applicable. If you have already spoken to an architect or interior designer on your project they will often supply you with the necessary architectural drawings or concept drawings. PHI Remodeling can work with these plans as well as the architect/designer.

Once final drawings have been approved we will move on to the bidding phase. During this phase, PHI Remodeling will be submitting your plans to various sub-contractors (electricians, plumbers, heating and cooling, cabinet designers, etc). We will create material allowances for materials that still need to be picked out as well as create allowances for items that still need to be designed or fine-tuned. We will then compile all of the sub-contractor bids along with all other pricing into our formal proposal. We will send you the completed proposal, and, if you desire, set up another meeting to review the proposal.

After your formal bid is complete there are often some changes or clarifications that need to be addressed. Once these have been addressed and a final price has been determined, we will prepare a contract, final plans, and a selections sheet for you to sign. At this meeting, we will also discuss a timeline for the project and begin scheduling. Following the contract signing, we will submit all necessary information for the permit application. Once the city has issued the permit, the construction phase may begin.

Now the exciting part! Depending on the project type and size, the construction phase may consist of many different aspects. Most projects will begin with some sort of demolition, followed by rough carpentry. After rough framing has been completed, mechanical sub-contractors are called in to install plumbing, wiring, HVAC systems and any other specialty items that are necessary before insulation and sheetrock can be installed. After mechanicals are complete, we will often schedule a walkthrough with you to verify switch locations, plumbing locations, and identify any other elements that might need to be relocated prior to sheetrock. Following this walkthrough, insulation, sheetrock and paint will be completed. The project then moves on to finishes: flooring, cabinets, countertops, millwork, etc. Once all finishes have been completed and all mechanicals have been trimmed out, we will conduct a final walkthrough. Any punch list items will be addressed at this time and promptly taken care of.

Cleaning

Cleaning

We understand that interior construction can make quite the mess, not only in the renovated space, but throughout the home. On larger jobs we will bring in a cleaning crew to clean top to bottom so that when we hand over your new space you can begin enjoying right away. After this final cleaning, your project is complete!
